Obligation-free service

The SCOPE of works allows the team to understand the objectives, conditions and environment that will influence the aesthetics and function of the design solution.

The client brief and other aspects important to the build are also discussed, and include builders, types of contracts and of course, the budget.

The formation of the scope of work is an obligation free service to all of our potential clients.

Custom fixed fee

During the scope process we discuss the best way forward that benefits the project and form a fee structure from our usual workflow of services.

A clear description of the scope works is outlined in our online quotation which is emailed for acceptance online.

Upon acceptance of the quote, we DELIVER the scope of work.

Our design process consists of three phases, being FUNCTION, FORM and FEEL. Each phase is delivered separately, so our clients progress with confidence and total understanding at each phase of their project.

Initial concept floor plans presented in a way to easily understand site context and relationship with the existing floor plan when undertaking a renovation.

We engage with clients to gather insights into how they will use the space in order to develop an efficient spatial layout that facilitates the intended activities.

The design concept takes into consideration circulation flow, the relationship between spaces and how it affects the site. This optimises usability to reduce waste space and plays a large part in obtaining the best use of space to achieve the desired result.

We demonstrate our interpretation of the initial design solution by defining floor plan overlays between existing and proposed spaces so our clients can easily understand, query and engage in productive conversations regarding design.

We encourage input and feedback from clients and the design team during this process.

After the floor plan layout/s are approved, we showcase the design aesthetic with an exterior video presentation that clearly demonstrates the form and site integration presented in a unique way that demonstrates how the existing transforms or morphs into the new form.

Our form consideration evolves from the site response considering prevailing weather, sun and any relevant views. We integrate function and performance with trends and clients expectations to achieve the best value return within a project's budget per sqm.

Our form is expressed by preparing still images or video that morphs from the original state, into our new form.

This is where external aesthetics is justified and modified using comprehensive understanding of how and why.

This is the perfect time to challenge, update and compare various design considerations with updated graphics.

Our design concept process ends with our in office virtual reality viewing in our VR viewing area.

The ambiance of space holds paramount importance, shaping the overall experience within a built environment. The feel of space encompasses its volume, proportions, lighting, materials, and spatial organisation, all carefully orchestrated to evoke specific emotions and foster desired interactions.

This will allow you to experience the space, scale and feel on the interior environment.

We investigate this with our clients in an immersed virtual reality experience within our office's VR space which is large enough to allow a physical walk through the spaces involved.

This is by far, the most enjoyable and exciting phase of the design process as commented by many of our clients.

Once again, we remain open to challenges and changes.

Approved Design Concept

On completion of the design concept process we prepare an extended scope of works for the following.

We can prepare a costing feasibility as the basis of an accurate budget, and potentially review the design based on informed decisions.

Building Consent Documentation

Upon acceptance of the quote, architectural DESIGN Ltd will prepare a well detailed list of architectural and engineering drawings, along with third party consultants including Geotech, specific engineered foundation requirements, sewer and storm water designs.

These documents are used by the builder to both quote and build from.

We also apply for, monitor and respond to all council requests on behalf of our clients building consent application.
