202635-Rosehearty Place
Streamlined single-level home positioned to capture magnificent views of local Mountains.
Designed by David
The last section to sell on Rosehearty Place had good reason to be overlooked. At 611sqm, it came with retaining walls, the possibility of fill and uncertainty around vehicle access. But for these clients, the difficult site also presented an opportunity, the elevated position opened up magnificent views towards Mount Pirongia and Mount Kakepuku. An initial basement option was explored, allowing vehicles to enter from the road and potentially freeing up the upper level. As the budget was refined, and it was established that the driveway immediately to the east was in fact shared, the decision became much simpler: keep the home to a single level, place the garage to the rear, and make the most of the land and views rather than overcomplicate the build. The design develops and simplifies an earlier concept prepared for the section, reducing the form to a more streamlined shape while carefully orientating the living spaces towards the outlook. A new parking bay at the north-east corner provides convenient access directly from the shared drive. For the clients, the home is also part of a bigger plan. It will provide a practical place to live while their existing Te Awamutu property is redeveloped, with their eventual long-term home forming part of that development. In that sense, this house is more than a response to a challenging section, it is a carefully considered stepping stone that makes a difficult site work for the next stage of their plans.
